What is Subletly?
Subletly is a secure mid-term rental marketplace designed for stays longer than a standard hotel and shorter than a long-term lease. We focus on verified listings for domestic and international students, travel nurses, healthcare workers, and professionals.
What makes Subletly different from Airbnb or Furnished Finder?
Subletly is built specifically for mid-term stays (30+ days), not short-term vacation rentals. We emphasize verification, structured payments, furnished spaces, and a safety mechanism called Haven Rescue to protect renters at move-in.
What types of renters is Subletly designed for?
Subletly primarily supports international and domestic students, travel nurses and healthcare workers, remote professionals, corporate relocation clients, and contract-based professionals.
Is Subletly available outside New York?
Subletly is currently launching in Rochester and surrounding areas, with plans to expand into Brooklyn and additional cities in the future.
For Renters
How long do I have to stay?
All bookings must be for 30 days or longer. Subletly does not support short-term stays under 30 days.
Are all listings furnished?
Yes. Every listing must be fully furnished, including essential living items like a bed, seating, table/desk, and basic household functionality.
How does payment work?
Payment timing depends on the listing location and checkout rules shown before booking. For New York listings, Subletly collects the first rental period plus disclosed platform fees at booking, and future rent is scheduled by rental period instead of collected upfront.
Is my money safe?
Payments are processed securely through Stripe. Host payout starts only after move-in is confirmed or the confirmation window expires.
Can I tour the property before booking?
For safety and privacy reasons, property addresses are not shared publicly before a booking is confirmed. Each listing on Subletly includes detailed photos, descriptions, and verified host information to help renters evaluate the space before booking. All communication between renters and hosts should remain within the platform to maintain safety and payment protection.
What happens if I can't access the property at move-in?
If you arrive and cannot access your confirmed booking due to a host failure, you may be eligible for Haven Rescue, which offers either an immediate full refund (excluding non-refundable taxes) or a 48-hour temporary hotel stay up to the policy limit. Eligibility and documentation requirements apply.
Does Subletly guarantee housing?
No. Subletly is a marketplace facilitator. While we provide safety mechanisms like Haven Rescue, we do not guarantee housing availability or outcomes.
Can I get a refund if I change my mind?
Refunds are subject to the listing's cancellation policy. Please review the Terms of Service for full details.
Are utilities included?
This depends on the listing. Each host defines what is included.
For Hosts
Who can list on Subletly?
Subletly is designed for property owners and tenants who want to offer furnished mid-term rentals of 30 days or longer. This includes landlords, leaseholders with permission to sublet, and individuals looking to list a furnished apartment or room for temporary stays. All listings must comply with local housing regulations and Subletly's platform guidelines.
Do I need permission from my landlord?
If you are a tenant planning to sublet your apartment, you may need permission from your landlord depending on your lease and local housing regulations. If you are the property owner, landlord permission is not required, but listings must still comply with local housing laws and building policies. Before listing on Subletly, hosts should review their lease or ownership rules to ensure they are authorized to rent the space.
Can I list an unfurnished apartment?
No. All listings must be fully furnished.
How do I get paid?
Once booking conditions are met and according to platform rules, payouts are released through the payment processor.
What happens if I fail to provide access?
If a renter cannot access the property at move-in due to your failure, Haven Rescue may be triggered and the renter may be refunded or assisted according to Subletly policy.
Can I accept payment off-platform?
No. Payments for bookings must be completed through the Subletly platform. Off-platform payments are not supported and may remove the protections provided by Subletly's payment system.
Can I list a private room, or only a full apartment?
This depends on Subletly's listing rules and local housing requirements. If private rooms are supported, they must still be furnished, accurately described, and comply with all applicable laws and building policies.
Haven Rescue
What is Haven Rescue?
Haven Rescue is Subletly's move-in protection mechanism designed to assist renters who cannot access their confirmed stay due to host failure.
Is Haven Rescue insurance?
No. Haven Rescue is not insurance. It is a limited support feature designed to help renters if they arrive at a booked property and cannot access the space. In certain situations, Subletly may assist with arranging temporary accommodations while the issue is reviewed. Haven Rescue does not provide insurance coverage or replace travel or rental insurance.
Who qualifies for Haven Rescue?
Eligibility requires: a confirmed booking, full payment compliance, a physical move-in attempt, a host access failure, and proof documentation.
Will Subletly find me a new place if Haven Rescue is used?
No. Haven Rescue is designed to provide immediate support if a renter cannot access their booked property. If Haven Rescue is activated, renters may have the option to receive a refund or use up to 48 hours of temporary hotel accommodations while they make new arrangements. Subletly does not search for or secure a new rental on behalf of the renter. Renters are responsible for booking their next stay.
How much does the hotel buffer cover?
The hotel buffer may cover temporary accommodations up to $500 if Haven Rescue is activated. This is intended to provide short-term support while the renter arranges their next stay. If the hotel costs more than $500, the renter would be responsible for paying the additional amount.
Is the hotel free?
No. Temporary hotel accommodations arranged through Haven Rescue are not free. Subletly may assist up to the policy limit. If the hotel costs more than the limit, the renter is responsible for paying the additional amount.
What if the hotel costs more than $500?
Haven Rescue may assist with temporary hotel accommodations up to a maximum of $500. If the cost of the hotel exceeds $500, the renter would be responsible for paying any additional amount directly to the hotel.
Does the hotel include deposits?
Hotel policies vary. Some hotels may require a security deposit or incidental hold at check-in for things like room charges or damages. These deposits are set by the hotel and are the renter's responsibility. Haven Rescue only assists with arranging temporary accommodations under the applicable policy limit.

Are users verified?
Subletly uses verification steps to help create a safer marketplace for both renters and hosts. Users may be asked to verify their identity and provide accurate account information when listing a property or completing a booking. Verification requirements may vary depending on the activity within the platform.
Can users send photos in messages?
Currently, Subletly's messaging system supports text-only communication between renters and hosts. Keeping conversations within the platform helps maintain safety, transparency, and a record of communication for both parties.

Can I share my phone number?
No. To preserve platform protections, verification records, and payment safety, bookings, payments, and communication related to a stay should remain on Subletly. Moving transactions off-platform may violate platform rules and reduce available protections.
What if I suspect fraud?
If you suspect fraudulent activity or a suspicious listing, please report it to Subletly through the platform as soon as possible. The situation will be reviewed and appropriate action may be taken. For your safety, always keep communication and payments within Subletly.

Does Subletly comply with NYC rental laws?
Yes. Subletly is designed to support furnished mid-term rentals that are 30 days or longer, which aligns with New York City housing regulations for most residential buildings. In NYC, renting out an entire apartment for fewer than 30 days is generally prohibited unless the host remains present during the stay. Subletly focuses on longer stays and expects all hosts and renters to follow local housing laws, lease agreements, and building rules when listing or booking a property.
Is Subletly a real estate broker?
No. Subletly is not a real estate broker. Subletly is an online platform that helps connect hosts and renters for furnished mid-term stays. The platform provides tools for listing properties, communicating, and booking, but Subletly does not act as a real estate agent, represent either party in a transaction, or negotiate rental terms.
Who is responsible for the lease agreement?
The rental agreement is between the host and the renter. Subletly provides the platform that allows users to connect and complete bookings but does not act as a landlord, tenant, or party to the lease agreement.
What law governs disputes?
Disputes related to the use of the Subletly platform are governed by the laws of the State of New York, as outlined in Subletly's Terms of Service. Users should review the Terms of Service for full details regarding dispute resolution and applicable law.
Payment & Structure
What happens if a scheduled rental-period payment fails?
If a scheduled rental-period payment is not successfully paid by the required deadline, the booking may be canceled or paused according to Subletly's Terms, the listing rules, and applicable law.
When are future rent payments due?
For New York listings, future rent is scheduled by rental period instead of collected upfront before occupancy. The checkout flow shows the first rental period due at booking and the future rental-period schedule before payment is authorized.
How does Stripe payment processing work?
Stripe processes Subletly checkout payments. Host payout starts only after move-in is confirmed or the confirmation window expires, and hosts may not request off-platform payments, additional deposits, last-minute rent increases, or undisclosed fees.
Account & Tech
What does "verified" mean on Subletly?
"Verified" means a user, host, or listing has completed one or more platform verification steps. Depending on the situation, this may include identity verification, host review, or confirmation of a host's right to list a property. Verification improves trust, but does not guarantee every aspect of a stay.
How do I delete my account?
You can request to delete your Subletly account through your account settings or by contacting Subletly support. Once your request is submitted, the account deletion will be processed according to Subletly's platform policies.
Can I have both a renter and host account?
Yes. Subletly allows users to use the platform as both a renter and a host. Within your account, you can choose to book a stay or list a property depending on your needs.
Is my data private?
Subletly takes privacy seriously and works to protect user information. Personal data is handled according to Subletly's Privacy Policy and is used only as needed to operate the platform, process bookings, and support platform safety.

Do I need a US guarantor?
Most bookings on Subletly do not require a US guarantor because stays are arranged through the platform rather than traditional long-term lease agreements. However, requirements may vary depending on the host or property.
