Subletly is built to close that gap. Hosts complete identity verification before listing. Listings require Right-to-Occupy documentation before going live. Renters and hosts set their own written housing terms and handle rent or any lawful deposit directly. If move-in fails, Haven records the report and provides guidance or referrals; it does not promise a refund, hotel, reimbursement, or replacement housing.

What we promise

• Every host is identity-verified. Hosts complete Stripe Identity verification with government ID and selfie check before they can list.
• Every listing requires Right-to-Occupy proof. Hosts must provide approved documentation showing they have the right to rent or sublet the unit before the listing goes live.
• Housing funds stay between the parties. Subletly does not collect, hold, schedule, refund, or transfer rent or security deposits. Use written terms and a traceable direct-payment method.
• Material terms are documented. Confirm rent, fees, any lawful deposit, dates, and cancellation terms before paying. Report secrecy or last-minute recipient changes.
• Haven helps if move-in fails. If the unit is unavailable or inaccessible, Haven documents the issue and provides support or referrals. Haven does not guarantee money, lodging, or a specific outcome.

When does Subletly launch in Rochester?

We are currently onboarding founding hosts in Rochester. The first verified furnished stays will become available for booking soon. Waitlist members will receive early access before the public launch.

How is Subletly different from other mid-term rental platforms?

Subletly is built around verification, property-document review, secure messaging, and a documented support path. Renters and hosts make their own housing agreement and handle housing payments directly. Subletly is not a landlord, broker, lease drafter, payment intermediary, or insurer.

Do I need to be self-placing to use Subletly?

For the founding Rochester launch, Subletly is focused on travel nurses using a housing stipend or booking housing independently. Agency and staffing partnerships may be added later.

What does Subletly cost?

The Rochester waitlist does not charge rent or a security deposit. Any future Subletly membership price and terms will be disclosed separately before a member is charged; housing funds remain directly between renter and host.

What if I arrive and the apartment is not as listed?

Report the problem through Haven so Subletly can preserve the record, review the report, and provide guidance or referrals. Haven does not guarantee a refund, hotel, reimbursement, replacement housing, or the outcome of a dispute between you and the host.

How do you verify hosts?

Hosts complete identity verification through Stripe Identity using government ID and selfie check. Listings also require Right-to-Occupy documentation, such as a redacted lease, ownership record, or management authorization before approval.

What happens to my booking payment?

Subletly does not process a housing booking payment. You and the host agree on rent and any lawful deposit in writing, then use a traceable direct-payment method and retain the receipt.

How does payment timing work?

Payment dates are set in the written agreement between renter and host. Subletly does not schedule rent, collect deposits, release host payouts, or issue housing refunds.
